Baku · Absheron coast · Sea Breeze district

A tropical residence on the Caspian shore.

An eight-storey tower and a village of garden homes, gathered around pools, fire lounges and water gardens, minutes from the sea.

The idea

Resort living, brought to the coast of Baku.

Caspian Heights takes the language of the great tropical residences, warm timber, pale stone, deep balconies and planted terraces, and sets it on the northern shore of the Absheron Peninsula, beside the Sea Breeze district.

Two ways to live share one garden: apartments in a single tower with a rooftop pool, and two-storey homes that open straight onto the pool courtyard.

Residences

Two homes, one garden.

Every residence faces planting and water. The tower rises at one end of the site, the garden homes run along the courtyard, and every home faces inward to planting and water.

The Tower

Eight storeys of light and timber.

Deep timber-lined balconies wrap every floor, so each apartment has a shaded outdoor room and floor-to-ceiling glazing behind it. The upper floors take the long horizon; the roof carries a pool and a lounge deck for residents.

  • Wrap-around balconies on every level
  • Rooftop pool with sun deck and lounge
  • Glazed ground-floor lobby onto the reflecting pool
  • Travertine, timber and bronze throughout

The Garden Residences

Two-storey homes on the courtyard.

Two rows of townhouses frame the pools. Each home has a planted terrace under a timber pergola, full-height glazing to the garden and a private entrance from the courtyard path.

  • Private planted roof terraces
  • Direct access to the pool courtyard
  • Cascading greenery on every facade
  • Parking at the entrance court, out of sight from the homes
Day to night

From first light to the last fire.

Drag across the image. The courtyard is designed for the whole day: shade and water at noon, fire pits and lantern-lit terraces after dark.

Amenities

A garden first, a building second.

Much of the site is planted or water. The buildings hold the edges; the middle is for swimming, sitting by a fire and walking under palms.
